A mock-up is not only used to approve tiles, sanitaryware and finishes. It is also the right moment to verify:
- whether valves are actually accessible,
- whether components can be removed without disturbing other elements,
- whether access panels provide enough working space,
- whether the technical solutions will remain practical once the building is in operation.
Prefabrication repeats what has been designed. If a maintenance detail works well, it can become a practical standard repeated throughout the building. If it does not, the same problem can be repeated hundreds of times.
For hotels and BTR developments, the real value of standardisation is therefore not simply that the bathrooms look similar. It is also about making sure they can be serviced and repaired in the same, predictable way.
